Preparing Your Home for Professional Photography

To ensure your home looks its absolute best and attracts the highest level of buyer interest, we kindly ask that you complete a few preparation steps prior to the photo appointment. These small efforts create a major impact on the final presentation and help your home shine from the very first impression.

General Interior

  • Declutter all living spaces as much as possible — less is more on camera

  • Remove personal items such as family photos, visible mail, and personal toiletries

  • Clear countertops in kitchens and bathrooms of excess items

  • Turn off ceiling fans and hide portable fans if possible

  • Tidy and organize shelves, nightstands, and tabletops

  • Secure or remove valuables for peace of mind

  • Ensure blinds and curtains are open to maximize natural light

  • Make beds neatly and fluff pillows for a clean, inviting appearance

Lighting & Electronics

  • Turn on all interior lights — including lamps, accent lighting, and under-cabinet lighting

  • Confirm all bulbs are working and consistent in color (prefer warm/soft white)

  • Replace any burnt-out bulbs ahead of time

  • Turn off TVs, computer monitors, and screens

  • Hide visible cords and charging cables when possible

Kitchen & Dining

  • Clear sinks and remove drying racks, dish soaps, and sponges

  • Remove magnets, papers, and décor from refrigerator doors

  • Store away garbage cans if space allows

  • Set dining table neatly or keep surfaces clean and open

Bathrooms

  • Remove personal hygiene items, toothbrushes, razors, and medications

  • Close toilet lids and remove bath mats if possible

  • Fold or remove towels unless they are new, neutral, and decorative

Exterior & Curb Appeal

  • Ensure all exterior lights are working (front entry, patio, landscape lighting)

  • Remove cars from driveway and visible street parking if possible

  • Store away lawn equipment, hoses, pool toys/floats/tools, and trash bins

  • Sweep walkways and tidy outdoor furniture cushions

  • Trim any overgrown landscaping that is visible

Frequently Asked Questions

How long does a real estate photo shoot take? Most shoots take 45 minutes to 2 hours depending on the size of the property and services booked (photo, drone, video, Matterport, etc.).

Do I need to be home during the shoot? Not necessarily. Many clients leave a lockbox or meet our photographer briefly at the start. Just let us know in advance.

What if my home isn’t ready when the photographer arrives? We’ll do our best to work with what’s there, but homes that are fully prepped photograph dramatically better. If significant cleanup is needed, we will reschedule and a fee may occur.

Should I have the lawn mowed before the shoot? Yes — fresh-cut grass and tidy landscaping make a noticeable difference in exterior shots, especially aerials.

Can pets be home during the shoot? We love pets, but they’re easier to photograph around when crated or in a separate room. Please remove pet bowls, beds, and toys from common areas before the shoot.

How soon will I receive the photos? Standard delivery is 48 hours. Rush  delivery is available for an additional fee.
